Coping w/ delay while recording

I was doing so good. And then I developed an echo when playing already recorded tracks and trying to lay down a vocal track. All the stuff I read about muting the direct signal, removing the input monitor- helped, but I am left with about a 16th beat delay when recording. I have a VIA AC’97 Audio (Wave) sound card with MS synth. I've checked sampling rates, changed the buffer settings, latency settings and everything else I cound find.

    Do you use the MS synth much if so then you might need to start using Edirol instead, and switch to WDM drivers to get the latency down

    I'd Seize the day but i can't quite reach it!
