How many audio tracks/soft synth tracks are showing in the project? I've noticed that if I put my audio tracks in folders and keep them folded up, so to speak, as much as possible it improves my performance.

Do you freeze soft synth tracks when not working on them? That seems to help, too.

It sounds like your pc may be a little long in the tooth or is it teeth??
It could be that or it could be that your buffers are so high, its causing this delay.

I bounce soft synth to track then archive em . I am running 4 audio tracks .

Windows 7 64-bit or 32-bit? If 32-bit, you're only using half your RAM.

Disable the Realtek and just use the MOTU. Make sure you're using ASIO mode in Options-Audio-Advanced.

Sonar 6 is only 32 bit so don't worry about it for now. I have only 2 gigs and 1/4 your specs but I don't get that kind of bad performance.  Delay is most likely caused by Latency of the system, have you run DPCLAT meter to see if your computer is running amok with background stuff?
