Selecting part of a clip/snap settings

Newbie in the process of trialing X1 here.

So I have snap set to "snap to," and 1/4 notes. When I move a whole clip around, I see from the clip inspector that it is indeed snapping to quarter notes. However, when I select part of a clip by clicking and dragging across the top half of the clip, the selection indicator is showing showing tick divisions in the start and end points, e.g. 2:01:958 to 4:04:001. The selected area is moving across in chunks as if it's selecting in snap increments, but the numbers I'm getting show that my selection is anything but snapped to definite increments.

What is going on? Obviously, I want to be able to select an exact part of a clip, snapped to bars and beats.

PS have just realized this should go in the newbie forum, so please feel free to move it!

Hold down the alt key while selecting a section of a clip.

Nope, that didn't do it. Still getting a tick offset.

Here's a screenshot. See how it's almost there, but for some reason I'm getting an offset of 5 ticks into the 4th beat of bar 3.

Update 1: I see that Aim Assist is correctly reporting the position of the cursor in exact bars and beats increments, to verify that I am indeed clicking exactly on the beats when I make my selection. It's just the selection indicators in the tool bar that are off by a few ticks. Very strange. Could this be a bug that's persisted in the trial version?

Update 2: If I make the selection by dragging the cursor on the time line instead of the top of the clip, the selection indicator is indeed reporting the correct figures. So there is something about making a selection with the cursor ON the clip that causes the selection to be off by a few ticks. That kind of sucks, unless of course the clip I'm selecting on is at the top of the clip window under the time line.
