Stopping at the project end

I have been searching through the forums and have yet to find an answer.  When I fade a song out, and then export the mix - it continues to play well after the last note is heard.  I then tried to erase from the last audible not to the end of the project, and still have the same results.  So far - all my projects now have long empty spaces at the end - adding up to 30 seconds of dead time.  How can I end the mix at the end of the music and eliminate all this dead air?  I used to use TASCAM Nero - and it was pretty simple.  I am befuddled on Sonar though.  I know there is a way and it can't be difficult.....please help!  Thank you!

    When you export a track, or tracks, do you select it first? And do you select the area of the track? Sonar will export the selected portion...

    I select it. I have tried using markers... how do you select just the area of the track? Thank you!

    I always use "Select None"  
     
    Look for a track with little dots leading off to the right at the end.. Sometimes it's just a little blip that causes this to happen.

    My tracks are trimmed to the length I want for the trail length I want. I just Left click on the track and export. You can also just left click and drag your mouse over the section you want (keeping the left button down as you drag) and then export. It will only export the area you selected by dragging your mouse over it...
