Help needed correcting Cakewalk samples

Hi folks,

I'm having trouble trying to save the Studio Instruments samples that I'm trying to fix up. (see link)
https://www.dropbox.com/sh/9iyxlxcwn2wnoy6/AAAnc3D_rVTWaAThRuY_8fWia?dl=0

My steps are ...
- I import several samples (Keep original bit depth + import as mono)
- I trim the start of one of them at zero audio crossing
- I bounce that track to clip (or apply trimming)
- I select the clip and try to export (at 48000/16)  - source category 'tracks'
- My mix enables are set to track mute/solo + fast bounce
- I get an error message that says - "An internal error occurred while processing the mixdown. The operation was unsuccessful."

When I remove the "fast bounce" option, I get a different message - "The render operation was cancelled before completion. Do you wish to keep the partially rendered audio?"

Any ideas about what I am doing wrong??
