Pilot error synth rack had several synths in it hence slow start up. Synths deleted from rack now unfrozen project opens in approx 30 seconds. Still a little slower than the other DAW but not a deal breaker. Hope my pilot error may help some others who may experience the same.

try this before reading the whole thing...
i'm not pro just trying to help since i was having the same problem
and here's the quick fix: 
 
1.disable the ethernet device. (in other words pull off the internet cable)
2.disable all the anti-virus programs.  (and microsoft firewalls)
3.Delete the anti-virus program if necessary.
4.see if everything is back to normal.
(sometimes it still freeze a little but still 10 times faster than before)

don't know if it help but i was experiencing the same problem a day ago,
in my case the reason that makes the project opening process take forever
is that my anti-virus program recently updated some new functions and it
now take all the vst loading processes as hacking intrusions.
 
so when i delete all the Vst from the session, the project opens up a little faster.
and when i delete all the Vsti also, it's almost as fast as when it was normal.   
i thought there must be some errors with my Vst but it's actually my anti-virus program.
i use sonar with my anti-virus open for years but somehow it now think my Vst are threats
and it scans EVERY-SINGLE-MOVE when open a project.
in my case that's the reason why it takes so long to "open", but fast as usual during play-back and editing.
 
i'm not a professional in program engineering nor anti-virus programs so my words might be lack of precision.
anyways here's how i fixed it:
 
1.leave all the internet protecting functions on (since that's the main reason for having the anti-virus program)
2.turn off the "on board" or "software" monitoring functions one by one to test which one is blocking the vst loading.
3.play around for a few minutes to see if the blocking function will switch on automatically. (mine does...)
 
my anti-virus program is in chinese language so i think i'll just skip the screenshots and leave this in text form.
