Problem with Xfades between clips

I'm having a weird issue in trying to crossfade clips on the same track.

I try to crossfade two clips before the downbeat.  No matter what I've tried, the clip on the right always starts 'fading' at the downbeat marker, when it's supposed to xfade where I tell it to!  This doesn't happen everywhere in the project, only this specific place.  Any ideas?

    Is it just graphics bug or does it sound as it looks?
    I have seen this kind of fade previews several times but it has always been just a graphics issue.

    Good question, I'll check.  Whenever I make the fade though, it stays that way graphically.

    I'm wondering if the same thing happens when snap to grid is off? Obviously, this is a bug. Just trying to narrow it down. I don't have the issue.

    Do you have a tempo event (or maybe some other event) at that time? That's what causes a similar problem for me. If so, it's just visual. You can turn off showing fades in Preferences/Customization/Display and untick Display Clip Fade Attenuation.
