SONAR X1 Essential and Zoom R16

I am new to X1 and Zoom.  I've been using Home Studio 6 for a few years.   Essentially I have the Zoom R16 and am trying to use it as an Audio Interface to record the vocals on a song that I have already produced in HS 6.  Using the Zoom as a stand alone...sounds great, effects are great.  Sonar X1 recognizes the Zoom both ins and outs (albeit 4 channels of Left and Rights/Stereo).  I have set the ASIO drivers, downloaded the latest from Zoom and the Sonar X1a-b patches.   I'm on Windows 7 32 bit.
 
I can record using the Zoom's on board mics.  The level seems nice and hot when I record both on the Zoom and in Sonar X1.  When I play it back, it sounds faint and very muted.  I have not tried with instruments or an external mic yet.
 
I saw some earlier posts that scratched the surface of this issue, but not any real resolutions.  I have read everything I can get my hands on.  I am posting this as well as contacting CW support. 
 
My apologies if this issue is old and has been dealt with already...

    I have a Zoom R24.  Try an external mic.  Get the Zoom to peek just under "red".  Select the correct input in Sonar and record.  The playback level will seem low but the quality of the audio should be excellent.  I do a lot of vocal and acoustic guitar recording where I monitor with only the ProChannel compressor and reverb just to monitor with.  I never record any effects. 
    Depending on your latency, you can set the Zoom to add a little of your source sound to the X1's output using the Direct/Daw knob.  Mine is almost always at about 4 o'clock towards the DAW setting. 

    I am very satisfied using the Zoom R24.

    I tried to record with a Samsom condenser mic.  This mic has an excellent sound straight through the zoom, but again once recorded, really sounds awful...not just low but muffled.  I have set the channel 5 (phantom power) to 127 internal volume, just under the "red" like you said...it's got plenty of gain!   Still unsure about what I am doing wrong.
