So before we go back to the very beginning and re-install Sonar x3 again on a completely blank Win7 64 bit system, just wanted to double check about the install order. The X3 download version installs ( X3a build 211 ) 
Can we go right from there to the X3e patch or do we need to do them consecutively?

The X3e update required an X3 installation already exist on the machine http://www.cakewalk.com/S...13361/SONAR-X3e-Update

Heh scook, yeah the installed version is ( X3a build 211 ) now. Would like to just jump to the X3e patch.

The instructions I pointed to indicate X3e may be applied to any previous version of X3 including X3a.
