@sharke... Yeah, I've been researching the Green Glue, Quiet Glue, Quiet Rock, STC ratings, soundproofing codes for residential party walls, etc since I realized how bad it was. I used to do renos (part of how I screwed up my body) but hadn't really heard of the Green Glue/Quietrock stuff until recently. I will be insisting on it and possibly getting them to build a second wall with aluminum studs in the bedroom because of the impact noise (they didn't even stagger the damned studs or if they did they did it wrong). However I will not be paying a penny for this crap because this is a big company who gets grants to build these buildings and my rent is pretty darned high. I'm a really good tenant and hopefully that has become apparent over the past few months. I'm ultra quiet, the unit is well cared for, I'm like a ghost most of the time but when I am out in the halls I'm super nice to everyone and they get their rent automatically. It really is a nice apartment but the sound issue is just nuts and as far as I can tell not up to code.
The supposed code for party walls in residential buildings is STC 45-50 which means you can barely hear the sub bass of a cranked stereo, loud voices are muffled but all high freq stuff is non existent. I can hear every word that is said in the next room and can hear stuff all the way on the other side of their unit. That type of noise penetration is like STC 35 or lower which if you look at the charts is basically like being on the other side of a completely uninsulated wall with non staggered wood studs (like an interior wall in an old house).
My old place was sh*t as far as things being broken and the place was a dump (even though they told me it would be completely reno'd and I know the other units were immaculate) and there were some seriously frightening people in that building BUT it had concrete firewalls between the units. I really couldn't stay there but the guy upstairs used to SCREAM his head off and the guy next to me had a huge rottweiler that would bark and I could barely hear them at all. Frankly I think they were just waiting for all the old people to die off and the other weirdo tenants to default on their leases so they could turn it into condos (waterfront property). IDK... just my luck I guess but I do like the place. I just need to get some sleep and have a little bit more privacy yanno? I'd like to invite some of my old girlfriends over and don't really feel like putting on a show for the whole damned building. lol
